Market Overview

Playa Vista is the most deliberately planned commercial submarket on the Westside. Built largely on the former Hughes Aircraft campus, the neighborhood features modern creative office, master-planned amenities, and a tenant roster that reads like a tech directory.

The building stock is newer and more uniform than Venice or Santa Monica — mostly post-2000 construction designed for tech and creative tenants. Floor plates are large, ceiling heights generous, and the campus includes retail, dining, parks, and housing.

Pat placed The Phelps Group here in 2015 with a $16M lease for 30,000 SF of creative office at 12121 Bluff Creek — right alongside the tech giants.
