Pat Ayau is the Founding Principal and Corporate Officer of Lee & Associates — West Los Angeles, the Westside's leading commercial real estate brokerage. Co-founded with David Wilson, the firm has grown into a 37-person operation. A Hawaii native, Pat moved to the mainland to attend the University of Southern California, where he completed both the Entrepreneurial Program and the Real Estate Finance School.
After USC, Pat co-founded The Royce Company, a real estate investment firm that was subsequently acquired by JP Morgan — giving him early experience in institutional capital markets. He went on to hold senior roles at Westmac and Fuller LePage (Canadian Real Estate Corporation) before founding Lee & Associates West LA, where he built a 37-person team that has become the definitive brokerage for creative and architectural office space on LA's Westside.
Pat's approach to commercial real estate is hands-on and full-spectrum. He doesn't just broker deals — he assembles land, structures investment syndicates, oversees development, and personally leases anchor tenants. His flagship project, L+O NoHo, exemplifies this: a 300,000 SF mixed-use development where Pat touched every phase from dirt to occupancy.
Outside the office, Pat lives in Hermosa Beach with his wife Libby (married 35 years) and their children Tanner and Camille. He's a passionate surfer, soccer player, and guitar-playing musician — equally at home on a wave, on a pitch, or working through a set list.
